Property Types: Industrial, R&D, Office, or Land are of equal interest. Investment Profile: 1) Properties or portfolios with value-added opportunity. These include vacant, contaminated, or poorly cared for and mismanaged properties. 2) Opportunities involving redevelopment, lease-up risk, ground-up development, or those with below market contract rents. 3) Located in above average locations. 4) Underdeveloped sites with excess land. 5) Properties with entitlement risk. Markets: California, Arizona, Nevada, and other Western US markets. Target Price Range: $5 Million – $50 Million; smaller deals which meet the above criteria will also be considered. Due Diligence/Closing: Fenway prides itself on speed to execution by completing our due diligence rapidly and proceeding to a quick closing. Broker Relationships: Fenway acts only as a principal. Brokers submitting opportunities on unlisted properties will be protected. Broker relationships are a big part of our success, and we utilize outside brokers for all leasing assignments. Lawrence Jackel

Larry Jackel is a Managing Partner of Fenway Properties and is primarily responsible for the management of Fenway Properties' growth, relationships with equity partners, capital sourcing, acquisitions and general repositioning of assets. Mr. Jackel has been involved in all phases of the real estate business, including brokerage representation as well as building sales/acquisitions and real estate consultation. He has over 23 years of extensive experience, first working as a broker for CB Richard Ellis following his graduation from UCLA in 1991 through his formation of Fenway Properties in 1998. Fenway is focused on the purchase and repositioning of value-add investments in the Southern California and Phoenix markets. All investments are in the form of partnerships with multiple equity sources which include private equity funds, REIT's, family offices as well as some friends and family syndicates.

Bryan Smith

Mr. Smith is the Chief Operating Officer and General Counsel of Fenway Properties. His primary responsibilities include overseeing all operations, finances, legal and administrative matters for Fenway, as well as working on strategic initiatives for the firm and providing counsel for certain transaction and portfolio matters. Prior to joining Fenway Properties, he practiced law with a regional law firm with an emphasis on land use and the structuring and negotiation of complex acquisition, development, finance and leasing transactions for real estate owners, developers and operators. Mr. Smith is a graduate of the University of Colorado (B.S., Business Administration, magna cum laude) and California Western School of Law (J.D., magna cum laude). Mr. Smith is a member of the State Bar of California and the State Bar of Arizona (Registered In-House Counsel).
