Founded in 1986 and headquartered in Los Angeles, Hackman Capital Partners (HCP) is a privately held, asset-based investment firm that focuses on the acquisition of industrial real estate and the purchase and sale of industrial equipment. The firm currently owns, through its affiliated entities, more than 270 facilities throughout the United States, totaling approximately 25 million square feet and over 10,000 acres of developable land. Theresa Jones started at HCP in 1994. She oversees all operational aspects of the business in conjunction with Michael Hackman, with a particular focus on closing transactions including fundraising, investment committee approval, financings, institutional relationships, joint venture partnerships and transitioning assets into operational management. Theresa has completed more than $1B of real estate and capital asset transactions. Theresa started her business career at HCP in 1994 in the company's real estate and equipment liquidation business. She sourced and executed on hundreds of industrial facility liquidations inclusive of real estate and equipment sourced from Fortune 500 companies, financial institutions, auctioneers, equipment dealers and bankruptcy-related professionals. From 2001 to 2008, Theresa was Chief Operating Officer for School Loans Corporation ("SLC"), a private financial services firm providing marketing and funding of student loans for Fortune 500 banks. Theresa grew the business from inception to over 125 employees and was directly responsible for signing and growing new client and lender relationships as well as overseeing executive staff and divisions. SLC sourced and processed over $2B in student loans on behalf of its clients and through its own lending facility. Theresa graduated Magna Cum Laude from University of California, Los Angeles with a degree in English. Theresa volunteers her time at UCLA and charitable organizations in Los Angeles.

Michael Hackman founded HCP in 1986. Michael has more than 35 years of experience in the acquisition, development, management and disposition of real estate and capital assets. Michael began his real estate career in 1978 at Majestic Realty, one of the nation's largest and most successful developers of industrial and commercial real estate, where he worked in land acquisition, entitlement, development, leasing, financing and property management. Between 1983 and 1986, Michael joined CB Richard Ellis ("CBRE") where he was a top producing industrial broker in the Los Angeles Inland Empire. In 1986, Michael left CBRE to form HCP and focused on purchasing value-added, opportunistic and distressed real estate investments. Also in 1986, HCP began to partner with Rabin Brothers, a worldwide industrial equipment auctioneer, and became one of the few firms in the country to bundle industrial real estate and equipment into single transactions. Michael has successfully completed hundreds of real estate transactions and capital asset liquidations across four continents, representing in excess of $1.5B in value. Michael graduated from The Ohio State University in 1978 with a degree in Real Estate Finance. He has sat on the Board of Trustees for several schools in Los Angeles and participates actively in many national philanthropic organizations.

Jason Gruenbaum started at HCP in 2008 and oversees real estate acquisitions for the company, with a particular focus on managing sourcing and analytical teams, underwriting and deal structuring. He is also involved in fundraising and corporate strategy. Jason has worked on the acquisition of more than $700M of transactions while at HCP. Prior to joining HCP, Jason worked in the Multi-Industries Group in the Investment Banking Division of Merrill Lynch. His responsibilities there included underwriting operating businesses and valuing companies, analyzing the stability of cash flows and assessing capital structure alternatives. His efforts were primarily focused on mergers and acquisitions, leveraged buyouts and public offerings. Jason received his Bachelor's Degree in Finance, Accounting and Economics from the Leonard N. Stern School of Business at New York University. He received his Juris Doctor with a concentration in Real Estate and Corporate Transactions from the Gould School of Law at the University of Southern California. He also received his MBA in real estate and finance from The Wharton School at the University of Pennsylvania. Jason has guest lectured at several graduate schools and has been published on the subject of real estate. He currently resides on the boards of several non-profit organizations in California and New York.

Scott Poland

Scott Poland started at HCP in 2003 and oversees the financial and accounting functions for HCP and its managed entities. Since Scott joined HCP it has quadrupled the size of its business and, directly under Scott's leadership, the accounting department has tripled in size and has taken on responsibility for financial reporting to investors, institutional lenders and publically held REITs. Prior to joining HCP, Scott was the CFO for Modern VideoFilm, Inc., a leading Hollywood post-production facility. While there, he assisted the president and other senior executives in strategic business acquisitions, capital asset acquisitions and maintaining financing relationships. Scott received his CPA certification while working for the Kansas City office of Touche-Ross and Co. He then moved to California where he spent nearly 20 years working in the Entertainment Industry. Scott spent several years in the Internal Audit division of CBS, Inc. where he was responsible for conducting operational and financial audits of CBS, Inc. units throughout the Western U.S., Asia and the South Pacific. Scott then joined Lorimar-Telepictures as the Vice President of Financial Reporting for Lorimar's Television Distribution Group. In that capacity, Scott was the key executive coordinating financial reporting efforts of the Production, Budgeting, and Corporate reporting divisions for Lorimar Television. Scott is a graduate of Kansas State University where he received his Bachelor of Science in Business Administration and Accounting.
