Vice President and Director of Investor Aconting and Reporting

Mr. Denekas is the Director of Financial Accounting and Reporting for Harrison Street Real Estate Capital, LLC. He is responsible for all financial reporting, treasury and accounting processes of the firm and its funds. Mr. Denekas coordinates the property-level reporting requirements from investment venture partners and management companies, and is responsible for ensuring reporting compliance to fund investors including annual year-end audits and tax filings. Prior to joining Harrison Street Real Estate Capital, Mr. Denekas was the Vice President of Portfolio Accounting at Capri Capital Advisors, LLC, a real estate advisory firm where he oversaw the accounting and treasury functions for real estate and mezzanine loan investment portfolios, primarily reporting to institutional investors. Mr. Denekas began his career as a staff accountant at Deloitte & Touche, LLP working on clients in the financial and manufacturing industries. Mr. Denekas received a B.A. in Mathematics from Dartmouth College and a dual Masters in Accountancy / M.B.A. from Northeastern University.

Chris Merrill

Mr. Merrill is the Co-Founder, President and CEO of Harrison Street Real Estate Capital, LLC a real estate private equity firm he co-founded in 2005 that has over $5 billion in AUM. Mr. Merrill is also a Member of the Board of Directors and Chairman of the Investment & Management Committees of the Company. The firm has a series of discretionary, commingled real estate funds including an opportunistic closed end fund series (Funds I-IV) and an open-end real estate fund that have raised over $3 billion in capital commitments. Mr. Merrill is also on the Board and a controlling principal of Harrison Street Securities LLC, a registered investment advisor that currently manages approximately $1 billion in REIT securities primarily through three, distinct long only investment vehicles. Investors in these funds include US, European and Asian Pension Funds, Corporate Plans, Insurance Companies, Endowments, Foundations and family offices. The company has 55 employees located in their Chicago office. Prior to co-founding Harrison Street Real Estate Capital, LLC, Mr. Merrill was a partner, owner and Managing Director of a large US Pension Fund Advisory firm where he developed the firm's presence in Europe, creating the first ever real estate funds exclusively targeting the markets of Central Europe. This initial fund was one of the Top 10 performing global funds during vintage years 1996-2000 as noted by Preqin. Over his career Mr. Merrill has worked to create differentiated real estate products which have acquired and/or developed over $10 billion of real estate in both the U.S. and Europe. Since 2000, Mr. Merrill has led the launch and oversight of numerous distinct, discretionary real estate funds throughout the US and Europe which have raised over $6.0 billion in combined equity. Mr. Merrill has been active in many segments of the property markets, and has established and implemented over 75 joint-ventures with real estate operating partners across the U.S. and Europe. Mr. Merrill has appeared in numerous real estate journals and on panels regarding investing in the U.S. and Europe. In 2011, National Real Estate Investor Magazine named Mr. Merrill as one of the "10 To Watch" leaders in the real estate industry and Real Estate Forum named him one of Chicago's Real Estate Icons in December 2012. In 2010, Crain's Chicago included Mr. Merrill as one of the 40 under 40. Mr. Merrill is a member of the Urban Land Institute, Pension Real Estate Association (PREA), Real Estate Forum's Advisory Board, The Economic Club of Chicago, the Chicago Commonwealth Club and the Young Presidents Organization (YPO). Mr. Merrill is currently a member of the Board of The First Tee of Greater Chicago and earned his MBA in the evening from the CASS school of business in London, England.

Christopher Galvin

Christopher Galvin is Chairman, CEO, and Co-Founder of Harrison Street Capital, LLC; Co-Founder and Chairman of Harrison Street Real Estate Capital LLC; Executive Chairman and Co-Founder of UniqueSoft Inc. a real-time software authoring services company; and Chairman of Cleversafe Inc., a digital storage company. Mr. Galvin is member of the board of MCR-Aerodyne Inc., a Harrison Street Capital LLC financed roll-up in US Department of Defense services; a member the Executive Committee of Northwestern University's Board of Trustees; the American Enterprise Institute Board, the Legion D'honneur, Tsinghua University School of Management and Economics (Beijing); Business Council (U.S.), the American Society of Corporate Executives; the Board of the Chicago Council of Global Affairs and Chair of the Rhodes Scholars selection committee for Illinois-Michigan. Mr. Galvin's former relationships include: Chairman of NAVTEQ, the leading supplier of global digital mapping databases; Chairman and CEO of Motorola Inc.; member of the Bechtel Corporation's Board of Counselors; chairman of the U.S.-China Business Council; director of the Rand Corporation; member of the U.S. Department of Defense Board; member of the U.S. Department of Defense Science Board; advisor to the City of Tianjin, China; advisor to the CEO of Hong Kong; and advisor to the Searle Family Trusts. Mr. Galvin co-founded The Galvin Projects in 2004, a virtual global think tank that published three books (2008-09); Harrison Street Real Estate Capital, LLC in 2005, a private equity real estate company that focuses on investments in medical office buildings, storage, student housing, and senior housing; and Gore Creek Asset Management LLC in 2005, a large capital investment company utilizing 90-100 global investment managers diversified across most major asset classes. In 2010 Mr. Galvin was featured in the Andrea Redmond book "Comebacks: Powerful Lessons from Leaders Who Endured Setbacks and Recaptured Success on Their Terms" which details his unplanned departure from Motorola, and how he responded.

Principal

Dean Egeter

Mr. Egerter is a Principal of HSRE and serves on the Investment Committees of HSRE Management and the Investment Manager. In addition to establishing and growing relationships with operators/developers, Mr. Egerter has responsibility for expanding its institutional capital and investment consultant relationships that have contributed to the successful raises of Fund I, Fund II and Fund III. As the Chief Capital Markets Officer he manages the lending relationships and all the interest rate derivatives. Mr. Egerter also oversees HSRE's research function and works on the development of new product / sector initiatives. He is a member of the Pension Real Estate Association, the National Multifamily Housing Council, the Editorial Board of Institutional Real Estate Letter – North America and the Stanford Real Estate Council. Prior to joining HSRE, Mr. Egerter was a Managing Director with Sterling Education Properties, a Chicago‑based real estate investment firm where he was responsible for the development of Sterling Education Properties' strategy of investing in education‑based real estate, including student housing. Over the course of his 23 year career, Mr. Egerter has completed and managed approximately $3.0 billion of real estate and corporate investments, financings and institutional fund raisings. While at Heller Financial from 1990‑2001, Mr. Egerter was involved in Heller's institutional mezzanine fund which successfully made investments in senior housing, self storage, and student housing. Mr. Egerter received a B.A. in Economics from Stanford University and a Masters degree in management from the Kellogg School at Northwestern.

Investor Relations / Private Funds

Mr. Regnery is a Principal for Harrison Street Real Estate Capital, LLC, focused on investor relations including current investors as well as expanding the company's institutional capital and consultant relationships. Mr. Regnery has been with the company since its inception in September 2005 and was previously a Senior Vice President in the acquisitions group where he was responsible for sourcing, analyzing, and closing transactions and venture relationships within the firm's areas of specialty real estate. Prior to joining Harrison Street Real Estate Capital, Mr. Regnery was an associate at Golub & Company, a Chicago-based real estate investment and development firm. In that role, he focused on Strategic Advisory Services with an emphasis on consulting for corporate clients. Mr. Regnery is a native of Chicago, born in Hinsdale, IL. He received his B.A. from Denison University. He holds the Certified Commercial Investment Member (CCIM) designation. Mr. Regnery is a Six Sigma Green Belt and is also an active member of the Pension Real Estate Association (PREA), Urban Land Institute and Denison University Alumni Association.

Senior Vice President in the Acquisition

Michael Gordon

Mr. Gordon is a Principal of Harrison Street Real Estate Capital, LLC and serves on its Leadership Committee. He has been with the company since its inception. As co-Head of Transactions, he oversees HSRE's Transactions Group, as well as all of the firm's new investments, consisting of both acquisition and development. Additionally, he focuses on the sourcing, securing and management of Harrison Street's relationships with operators and developers within each of the firm's areas of specialty real estate. During his tenure at Harrison Street, Mr. Gordon has sourced, closed or has under-contract transactions valued at more than $2.0 billion. Prior to joining HSRE, Mr. Gordon worked within the Transactions Group of Prudential Real Estate Investors ("PREI"). While at PREI, Mr. Gordon sourced, underwrote and closed real estate acquisitions and joint venture development opportunities for the real estate investment management/private equity group. In this capacity, Mr. Gordon performed comprehensive due diligence, analyzed property and partnership investment structures, coordinated and directed project teams, and collaborated with operating partners, including developers, investors and managers. Mr. Gordon graduated from the Emory University Goizueta Business School with a Bachelor of Business Administration, and he remains involved in Emory Alumni Association initiatives. He is active within numerous industry associations, including National Investment Center, American Senior Housing Association, Self Storage Association and Building Owners and Managers Association. He is also a licensed real estate broker in both Illinois and California.

Stephen Gordon

Mr. Gordon is a Principal and serves as General Counsel for Harrison Street Real Estate Capital, LLC. In addition, he is a member of the firm's Investment Committee and Leadership Committee. Mr. Gordon also serves on the Executive Committee of several of the firm's student housing, senior housing, medical office, self storage and boat storage real estate joint ventures. Mr. Gordon is also the Chief Compliance Officer for both Harrison Street Advisors, a registered investment advisor which is the investment manager for Harrison Street Core Property Fund, L.P., a fund focusing on core investments within Harrison Street's property sectors, and Harrison Street Securities, LLC, which is dedicated to the management of publicly traded real estate-related securities on behalf of institutional clients and high net worth individuals. During his tenure with the firm, Mr. Gordon has overseen the structuring and formation of each of Harrison Street's three closed end real estate funds representing approximately $1.2 billion in capital commitments, the launch of Harrison Street Core Property Fund, L.P., as well as over 30 joint-ventures with real estate operating partners around the U.S. Prior to joining the firm he was a partner of DLA Piper US LLP, recently ranked as the largest law firm in the world. Mr. Gordon has participated on numerous panels regarding joint venture investing in the U.S. and Europe and structural and related aspects of REITs and domestic and European real estate private equity funds. Mr. Gordon is a member of the Real Estate Roundtable and the legislative subcommittee of the National Association of Real Estate Investment Trusts. Mr. Gordon received a B.A in Accounting from Michigan State University, a Masters in Business Administration from Michigan State University, and a J.D. (with honors) from the University of Michigan.

Tonia Rumrill

Ms. Nelson is Senior Vice President, Chief Risk Management Officer for Harrison Street Real Estate Capital, LLC. In this role, Ms. Nelson is responsible for establishing and sustaining a risk aware culture within the organization. She will formalize a risk management strategy and is responsible for including this strategy within the overall decision-making process. Prior to acting as Chief Compliance Officer, Ms. Nelson served as Director of Asset Management for HSRE. Prior to Harrison Street Real Estate Capital, Ms. Nelson was a Manager in the Asset Management department of Ventas, Inc. (NYSE: VTR), a leading healthcare real estate investment trust. Ms. Nelson's portfolio consisted of medical office, senior housing, assisted living and skilled nursing facilities. Before joining Ventas, she was a Senior Consultant for Ernst & Young Real Estate Advisory Services. She was previously a Senior Underwriter at Raymond James Tax Credit Funds, Inc., where she underwrote investments in Section 42 Low Income Housing Tax Credit properties. Ms. Nelson received a B.B.A. with a Major in Finance and a Minor in Economics from the University of South Florida and an M.S. in Real Estate and Urban Land Economics from the University of Wisconsin. Ms. Nelson is certified as a Six Sigma Green Belt. Ms. Nelson is a member of the Risk and Insurance Management Society.

Kimberly Sikora

Ms. Sikora is a Vice President in the accounting group for Harrison Street Real Estate Capital, LLC. She is responsible for financial reporting aspects of the funds, developing reporting policies, implementing appropriate systems, and ensuring internal controls. Ms. Sikora works directly with the fund operating partners to obtain timely and accurate information from the joint venture investments, coordinates investor capital calls, distributions, and general fund cash activity. Prior to joining Harrison Street Real Estate Capital, Ms. Sikora was a Senior Auditor in the Real Estate group for Ernst & Young, LLP, one of the largest public accounting firms in the world. In that role, she was responsible for coordinating and overseeing the audits of privately-held real estate investment companies composed of several funds that invested in various types of real estate. Ms. Sikora received her B.S. in Accounting from Michigan State University.
