Chairman and Chief Executive Officer

Martin Stein

Hap Stein is Chairman and Chief Executive Officer of Regency Centers. Hap has served as Chief Executive Officer since the company’s initial public offering in 1993 and as Chairman since 1999. He served as President of Regency's predecessor real estate division beginning in 1981 and as a Vice President from 1976 to 1981. While Regency has developed office, residential and commercial property, Hap is credited with sharpening the company’s focus on its current niche – grocery-anchored shopping centers. Hap is a recognized authority in the commercial real estate industry, serving as 2008 chairman of the National Association of Real Estate Investment Trusts (NAREIT). He holds or has held leadership positions with NAREIT, the Urban Land Institute and the Real Estate Roundtable, as well as board positions with Patriot Transportation, Stein Mart and his alma mater Washington and Lee University. Hap volunteers and financially supports numerous charitable organizations including the American Cancer Society, Teach for America and the Jacksonville Zoological Society. He serves on the Jacksonville Civic Council and has co-chaired United Way fundraising. Hap holds a bachelor’s degree from Washington and Lee University and a Master of Business Administration from Dartmouth College. President and Chief Operating Officer

Brian Smith is President and Chief Operating Officer of Regency Centers. Brian started with Regency as a Managing Director for the Pacific, Mid-Atlantic and Northeast divisions, which led to his appointment as Chief Investment Officer in 2005, where he oversaw the formulation, growth and management of the company’s development and investment business nationwide. He was appointed Chief Operating Officer and President in 2009. Brian joined Regency in 1999 through the merger with Pacific Retail Trust, where he created the development program and served as Managing Director of Investments for the Pacific region. Brian began his real estate career at Trammell Crow Company as a leasing agent and ultimately as partner in the firm and a member of the company’s National Retail Executive Committee. He is an expert in the development, investment, leasing and management of shopping centers. Brian is a member of the Board of Trustees of the International Council of Shopping Centers and serves on its Political Action Committee and Government Relations Advisory Committee. Prior to real estate, Brian was a cryptology officer in the United States Navy. He received a Bachelor of Science degree from the United States Naval Academy, a Master of Arts degree from Pepperdine University and a Master of Business Administration degree from Stanford University.

Executive Vice President, Chief Financial Officer

Lisa Palmer is Executive Vice President and Chief Financial Officer for Regency Centers. Lisa joined Regency in 1996 as Senior Manager of Investment Services, responsible for underwriting all new investments and managing the market research department. Lisa assumed the role of Vice President of Capital Markets in 1999 and was promoted to Senior Vice President of Capital Markets in 2003. Lisa assumed the role of Chief Financial Officer in January 2013. Before Regency, Lisa worked with Accenture, formerly Andersen Consulting Strategic Services, as a consultant in Atlanta and a financial analyst for General Electric. Lisa earned her Master of Business Administration from The Wharton School of the University of Pennsylvania and received her bachelor’s degree in economics from the University of Virginia. Lisa is a board member for the United Way of Northeast Florida, a member of the executive committee of the Urban Land Institute (ULI) Jacksonville District Council, a board member of Brooks Rehabilitation Hospital, a board member of Extended Stay America, and a member of ICSC. Lisa is an avid sports fan, particularly for the Philadelphia Phillies, the Jacksonville Jaguars and anything related to the University of Virginia. Managing Director

Mac Chandler is Managing Director of the West Region for Regency Centers. He oversees the growth and management of the portfolio, as well as new investments, throughout California, Oregon, Washington and Nevada. As of Dec. 31, 2012, the West portfolio consists of 89 properties, totaling 11.2 million square feet. Before running the West region, Mac was Managing Director for Investments in the Northeast from 2004 to 2007. He has successfully developed more than 4 million square feet of retail centers in 10 states, as well as multi-family housing, mixed-use and office properties for various other companies prior to joining Pacific Retail Trust, a predecessor of Regency Centers, in 1997. Mac holds a Bachelor of Science in urban planning, a Master of Business Administration and a Master of Real Estate Development (MRED) from the University of Southern California. He is a member of the International Council of Shopping Centers and the Urban Land Institute, where he serves as Chair of the Small-Scale Development Council (Gold). In addition to his many professional accomplishments, Mac is also a dedicated husband to his wife, Michelle, and proud father to two daughters. In his free time, he enjoys playing golf, snow skiing and fly fishing.
