BDR Capital Partners is a company focused on real estate investment opportunities. The company identifies potential investments and conducts extensive feasibility studies. Approved projects are acquired in separate ownership LLC's. The company adds value to each project through development activities and/or management improvements. The company's core expertise is in investments related to the residential housing industry. In addition, the company's principals have successful experiences purchasing and redeveloping office properties. BDR Capital Partners manages investments for various real estate projects in the Puget Sound Region. Most BDR projects are relatively short term in nature (12 to 15 months) and are located near employment centers and/or transit hubs. In addition, certain projects (typically apartment projects) are structured for "Mid Term" (5 to 6+ years) or "Long Term" (10+ year) holding periods. Financing for each project is provided by investment funds and a project loan(s). Project loan(s) are typically provided with a conservative 50 and 60% loan to value ratio ("LTV") underwriting criteria. BDR projects are structured to provide a return of investment to investors (along with an IRR Preferred return) as a priority. Investors in BDR projects are required to warrant that they are Accredited Investors as defined in the Securities Exchange Act of 1934. BDR Capital Partners LLC serves as managing member of each investment LLC and typically participates in each BDR project as an investor.
