Buchanan's investment team employs a top down streamlined evaluation and analysis process necessary to meet the varied timeframe and capitalization objectives of sellers and borrowers providing a high degree of certainty of close.
• Direct Acquisitions – Investments range between $10 and $75 million in the western U.S. for office, industrial and flex properties. Hands-on leasing, asset and tenant improvements and value enhancement is our focus.
• Equity Placement – Investments range between $40 and $75 million in target metropolitan markets seeking to invest with quality partners who are experts in their field and respective markets who desire to work together to execute a value enhancement plan for office, multi-family, industrial and retail properties.
• Large First Mortgage and Mezzanine Loan Program – We target transitional and stable assets in nationwide MSA's for office, multifamily, industrial and retail assets with a loan size of $40-$150 million, up to 85% LTV, non-recourse.
• Small Bridge Loan Program – We target assets preferably in the western U.S. for office, industrial, retail, multi-family, medical office, hotels, mixed-use, student housing and self-storage properties. This program specializes in high yield, quick close loans ranging between $3 and $15 million.
Tim Ballard is a Co-Founder and the President of Buchanan Street Partners and also serves on the company's Executive Management Committee. In his tenure at Buchanan, Mr. Ballard has directed over $5 billion of real estate debt and equity investments. Since Buchanan’s inception, he has elevated Buchanan’s investment initiatives to a national scope through the investment in over 200 properties spanning office, industrial, multi-family and retail assets. These investments encompass both debt and equity and include joint ventures with leading national and international real estate operators. Overall, Mr. Ballard has been responsible for the formation of Buchanan's eight commingled funds and various separate accounts for the purpose of making value-added real estate investments. These funds manage the assets of public pension plans, life insurance companies, corporate pension funds and high-net-worth investors. Mr. Ballard has 25 years of real estate experience and holds dual degrees from the University of Pennsylvania and The Wharton School in Economics and Real Estate Finance. His professional affiliations include YPO, PREA, ULI and NAIOP; and he serves on the Board of Directors for Buchanan Children’s Charities.
Mark S. Oddo is responsible for the underwriting, due diligence, and ongoing asset management of fund investments. Mr. Oddo has over 23 years of real estate experience. Prior to joining Buchanan Street Partners, Mr. Oddo led the asset management function for the institutional advisory group of Draper and Kramer, Inc. based in Chicago. He possesses a diverse professional background including construction management, lending, consulting and underwriting of institutional quality real estate located throughout the United States in all major real estate asset categories. Mr. Oddo received a B.S. and an MBA in Finance from DePaul University.
Robert Brunswick is a Co-Founder and CEO of Buchanan Street Partners, a real estate investment management firm headquartered in Newport Beach, California. In his capacity Robert has directed the entrepreneurial growth of Buchanan Street since its inception and continues to lead its current strategic direction. Buchanan Street Partners focuses on value add investing by providing debt and equity capital to owners and operators of commercial real estate as well as buying direct investment for their own account.
In 2005, Robert was named Ernst & Young’s Entrepreneur of the Year and in 2009, the Boy Scouts of America honored Robert Brunswick and Buchanan Street Partners with the “Good Scout Award” within Orange County. In his day-to-day activities Robert is responsible for chairing the firm’s Investment and Executive Management Committees.
In 2007, Robert established Buchanan Children’s Charities, a 501(c)(3) organization which measurably improves the lives and educational opportunities for America’s children. The charity’s signature fundraising events have included Challenge for Children, Encore for Education and the Real Estate Summit, and in 2016 Robert was the recipient of the UCI Center for Real Estate's Power-packed Philanthropist Award.
Robert holds a B.A. from the University of California at Berkeley and has completed Berkeley’s Haas Business School Executive Management Program. He currently serves as a Board Member of the Hoag Hospital Foundation, Founding Member of the UC Irvine Center for Real Estate and his professional affiliations include membership in the Urban Land Institute (ULI), Pension Real Estate Association (PREA) and Young Presidents Organization (YPO). Robert is passionate about educating our future leaders and now teaches a commercial real estate class to UCI undergraduates as an adjunct professor.
Chris is a Co-Founder and Partner of Buchanan Street Partners and also serves on the company's Executive Management Committee. Chris oversees capital raising for the firm's commingled funds and investor relations for Buchanan's broad base of high-net-worth investors, family offices and financial advisor clients. Chris also serves as Chief Compliance Officer, primarily responsible for overseeing and managing regulatory compliance within the company. He brings a broad real estate background to the investment management activities of Buchanan, having been involved in the commercial real estate finance industry for over 30 years. His extensive background includes many years as a pension fund and life insurance company fiduciary, financial intermediary and commercial real estate banker with Wells Fargo Bank. Chris holds a B.A in Economics from the University of California at Santa Barbara. He has a Series 22 securities license.
