President and CEO

Louis J. Rogers is founder and chief executive officer of Capital Square Realty Advisors, LLC (CSRA), a real estate investment and advisory firm that structures Delaware Statutory Trust (DST) programs for high net worth investors seeking qualifying replacement property for Section 1031 exchange. Also, Rogers is founder and chief executive officer of Rogers Realty Advisors, LLC, a private equity and investment banking firm that manages real estate funds and provides investment banking services for owners, operators, developers, managers and sponsors of real estate programs, including DST and tenant-in-common (TIC) programs, REITs and real estate funds. He was Managing Director – Private Programs at a national broker-dealer and CEO of a national FINRA-licensed broker dealer. He is a nationally recognized authority in structuring securities offerings for real estate investments and serves as a consultant and expert witness on Regulation D private placements, non-traded REITs, Section 1031 exchanges, DST and TIC programs, real estate funds, and issues related to broker-dealers and registered investment advisors. In 1998, Rogers assisted in the formation of Triple Net Properties, LLC as outside legal counsel before being named president and board member in 2004. Under Rogers’ leadership, Triple Net became the nation’s largest sponsor of securitized Section 1031 exchange programs. While at the firm, he was responsible for the syndication of more than $4 billion of real estate in over 100 offerings, including DSTs, TICs, REITs and real estate funds that acquired office, government, multi-family, retail and healthcare properties throughout the United States. From 1987 to 2004, Rogers was a partner with Hirschler Fleischer, a prestigious law firm based in Richmond, Virginia. He founded and led the firm’s Real Estate Securities Practice Group, one of the largest of its kind. Rogers earned a Bachelor of Science from Northeastern University in 1979 (with highest honors), as well as a Bachelor of Arts (with honors) in 1981 and a Master of Arts in 1985 in jurisprudence from Oxford University. He also earned a Juris Doctorate in 1984 from University of Virginia School of Law. Rogers was a member of the adjunct faculty at the Marshall-Wythe School of Law at the College of William and Mary in Williamsburg, Virginia from 1993 to 1996 and the University of Virginia School of Law from 1995 to 2000, where he taught “Real Estate Transactions and Finance.” He was licensed as a securities principal and broker with FINRA. Rogers is active in many bar and real estate security trade groups. He has served as chair of the Investment Program Association’s Section 1031 Exchange Committee; founding trustee, director and chair of the Legislative and Regulatory Committee of TICA; a member of the Board of Governors of the Virginia State Bar, Real Property Section; and a member of the Real Estate Committee of the American Bar Association’s Tax Section. He serves on the Board of the Greater Richmond Association for Commercial Real Estate (GRACRE). Rogers has an AV Peer Review Rating† and was named as one of the top lawyers in Virginia in 2006 and 2008. He has written and lectured widely on real estate, tax and securities topics.

Vice President of Acquisitions & Business Development

Yogi Singh is vice president of Acquisitions & Business Development for Capital Square Management, LLC and affiliates. Prior to joining CSM, he served as vice president of Acquisitions & Development for a privately held fund manager, where he played an integral role in the underwriting and management of real estate investments. Previously, Singh was associated with a full-service regional real estate development company in Richmond, Virginia, active in asset management, financial reporting, and brokerage services. He has also worked with a private development company based in New York City, underwriting real estate opportunities in the Southeast and coordinating construction projects. Singh earned a Bachelor of Science in finance, with a concentration in real estate and urban land development, from Virginia Commonwealth University, where he also serves on the Board of Trustees for the University’s foundation. He is an active member of the Alumni Board at The Collegiate School.

Vice President of Finance

Pushkal Basavaraj serves as vice president of Finance at Capital Square Management, LLC (CSM) and its affiliates. Prior to joining CSM, he served as assistant vice president of Hillbrook Realty Advisors, LLC, where he specialized in due diligence, underwriting, and portfolio acquisitions and dispositions. Previously, Basavaraj worked for a regional real estate brokerage and development firm in Richmond, Virginia, where he focused on investment grade transactions and compiled market analytics across the central Virginia region for private clients. He is a licensed real estate professional in the Commonwealth of Virginia and specializes in multifamily and mixed-used properties in urban and central business district locations. Basavaraj earned a Bachelor of Arts in political science with a concentration in international relations from Virginia Commonwealth University and is a licensed as a real estate broker in the Commonwealth of Virginia and state of Georgia.

Vice President of Investor Services

Kim Watts is vice president of Investor Services for Capital Square Realty Advisors, LLC and its affiliates. She has served as the executive vice president of Investor Services of Rogers Realty Advisors, LLC since 2008. Watts has worked in the real estate industry for more than 20 years as a real estate agent, title abstractor and quality assurance officer, closing team leader and 1031 exchange coordinator. In her previous position, she was responsible for developing and coordinating all real estate and investor closings, investor communications, documents, department policies and procedures from the initial offering phase through the closing. Watts was previously a division manager for an online title search company, working with both residential and commercial accounts. Watts holds FINRA Series 7, 22 and 63 securities licenses and earned a Bachelor of Science in business and management from Virginia Commonwealth University and the University of Phoenix.

Vice President of Asset Management

Stewart Garland is vice president of Asset Management of Capital Square Management, LLC (CSM) and its affiliates. Prior to joining CSM, Garland directed asset management activities for ParkLand Ventures, a national owner/operator of multifamily properties and a wholly-owned subsidiary of the Markel Corporation in Richmond, Virginia. He played an integral role in ParkLand’s growth, starting as the first full-time employee and departing with a staff of 43 professionals. Garland was responsible for the operations of 55 assets with more than $15 million in annual revenue while with ParkLand. Garland assisted in the internal growth of the organization by mentoring and training regional managers and developing numerous new strategies pertaining to occupancy, sales and marketing, collections, and management strategies for an institutionally-backed enterprise. Prior to joining ParkLand, he worked for Meridian Construction Capital, formerly known as Silver Construction Capital, a lending subsidiary of a national asset manager focused on commercial real estate. Garland is a graduate of Virginia Commonwealth University with a Bachelor of Science in finance with a concentration in real estate and urban land development.
