Four Springs Capital Trust is a private real estate investment trust (REIT) focused on acquiring and managing a diversified portfolio of single-tenant income-producing commercial properties that are subject to long-term triple net or double net leases with investment grade and other creditworthy tenants. Criteria Property Type: Single Tenant - Retail, Medical Office, Industrial/Warehouse, Office Lease Type: Triple-Net, Double-Net and Bond Leases Lease Term: 10+ years remaining. We will consider shorter terms. Tenant Credit: Investment and sub-investment grade. We will consider private companies that have strong balance sheets and income history. Industry: Retail, Healthcare, Government, Corporate and Education Location: Nationwide Development: We will commit to acquire build-to-suit properties that are in the development process. We offer development financing for select build-to-suit projects. Price/Size: $1,000,000 to $20,000,000 (single asset or portfolio) Transaction Types: Cash and tax-deferred UPREIT transactions In its Developer Partnership Program (DPP), FSCT partners with developers of single tenant net leased (STNL) properties across the United States and leverages its development experience and access to capital to enable developers to increase their certainty of execution and grow their pipelines. FSCT provides a complete solution to developers of single tenant net lease properties - funding up to 100% of development costs (including loan guarantees) and committing to forward purchases. With FSCT as a partner, developers can remove their capital constraints and grow their pipelines. In addition, FSCT’s support and backing can enhance a developer’s credibility and allow them to expand their existing, and cultivate new, tenant relationships.
