Graycliff Capital Partners, LLC is an “emerging” small cap real estate manager with a four year track record of identifying specific strategies for investing in assets that are typically outside the investment standards of larger institutional investors. The principals of Graycliff Capital have significant experience and proficiency in real estate investment, valuation, debt and structured transactions and asset management. Graycliff Capital has successfully completed over $100 million of real estate investments since 2010 and has been the co-manager of two prior investment funds: (1) CMBS Value Fund which was liquidated in 2010, and (2) CRE Strategic Opportunity Fund. Graycliff creates value by focusing on one or more areas of emphasis with respect to its investments including improving management, investment of capital and opportunistic acquisitions. We target markets in the Southeastern United States with an emphasis on the Interstate 85 corridor and capital and port cities which are believed to have long term growth profiles. Examples of targeted markets include Greenville, Spartanburg, Charlotte, Raleigh-Durham, Columbia, Charleston, Savannah, Birmingham and Montgomery, with selected investments outside our targeted geographic locations. Graycliff’s strategy is strong and time-tested. We focus on value-add and opportunistic investments in office, industrial, retail and multi-family markets. We have a primary focus on the Southeast – specifically Alabama, Georgia, North Carolina, South Carolina, Tennessee and Virginia. Graycliff internally manages the majority of its assets and construction projects through its affiliated companies. Assets that can be purchased through a negotiated process through direct relationships with special servicers, lenders, owners and brokers. Assets that have upside through capital investment in the property. Assets in secondary markets with strong demographics and demand generators.
