Ed Harrington

Ed Harrington is responsible for overseeing the investment and operating strategy, financial relationships and portfolio management for Hawthorne Residential. He is also involved in the investment activities, financial relationships and portfolio management of the Company’s retail division, Hawthorne Retail Partners. Ed Harrington founded Hawthorne Residential Partners in the Spring of 2009. He brings over 38 years of experience in acquisition, development, management and disposition of apartments, shopping centers and senior living facilities, and has been involved in over $7.5 billion in real estate transactions. Since founding Hawthorne, Mr. Harrington has overseen the growth of the company from under 1,000 units to over 16,000 units in just over 4 years. Hawthorne now manages a portfolio of over 70 communities, located through the southeast and Texas. During his 18 year tenure at his previous employer, Mr. Harrington was an integral part of that organization’s success, growing their portfolio from $700 million to over $5 billion (with over 2,600 associates and 230 properties located in 115 cities across 15 states). Mr. Harrington holds a BS from the University of North Carolina at Chapel Hill. He is a North Carolina licensed real estate broker, and a member of the International Council of Shopping Centers (ICC) and the Urban Land Institute (ULI).

Phil Payonk

Mr. Payonk is responsible for developing and maintaining Hawthorne’s strategic capital relationships, including banking, agency, and permanent mortgage providers as well as joint venture partners. Additional areas of focus include structuring and analyzing debt and equity solutions for investments by interfacing with Hawthorne’s capital partners and clients at all levels to ensure transaction objectives are achieved. Phil began his finance career in 2003 as a business banker, for BB&T in Greensboro, North Carolina. In 2004 Phil joined Grandbridge Real Estate Capital (an affiliate of BB&T) in Charlotte, North Carolina, where he was responsible for originating, underwriting, and closing commercial mortgages for income producing properties throughout the Southeast. While at Grandbridge Phil was consistently recognized as a top producer and was directly involved in loan originations in excess of $1 billion. Phil is a graduate of North Carolina State University, as well as a licensed North Carolina real estate broker and a CCIM candidate.

Samantha Davenport

Ms. Davenport has 21 years of experience operating and managing apartment properties and is a principal and the president of Hawthorne Residential Partners. Under Ms. Davenport’s leadership, Hawthorne has experienced impressive, managed growth to over 17,000 units located throughout the Southeast and Texas. Ms. Davenport previously served as COO, responsible for oversight of a portfolio of 230 properties valued at over $5 billion, which included both multifamily and senior living divisions. Ms. Davenport is a former board member of the Triad Apartment Association and maintains the designations of Certified Property Manager, Accredited Residential Manager, and Certified Apartment Manager.
