ACQUISITION CRITERIA Holualoa Companies exercises a disciplined approach to investment, focusing on under-performing residential and commercial properties that are often overlooked by others and opportunities where the seller is highly motivated. Our typical investment ranges from $5 million to $50 million. In general, we prefer office, industrial, retail/commercial or residential investment properties that are multi-tenant facilities with total or partial vacancy, below replacement cost, with below market rent and/or short-term rollover. Residential and commercial investment properties are also considered for rehabilitation and development.

Chief Investment Offier

Aroon Chinai

Aroon Chinai, oversees property investment, financing, and sale decisions. In addition, Mr. Chinai directs the operations of properties located in California, Phoenix, Denver, and Washington D.C./Northern Virginia. Mr. Chinai is responsible for acquisitions, asset management, operations, leasing, finance, and dispositions. In addition, he is involved in corporate direction and strategic planning. Mr. Chinai manages the acquisition of apartment, office, retail and industrial properties. Since Mr. Chinai joined Holualoa, the company has acquired more than 100 properties, with an average 21% net IRR to investors on sold properties. Recently, Mr. Chinai has become involved in forming relationships to access institutional capital in addition to the existing high net worth investor base. Mr. Chinai joined Holualoa Companies in 1993. Previously, Mr. Chinai was a project manager of Ford Motor Company, managing the development of industrial facilities in the U.S., Mexico, Spain, and Portugal. Mr. Chinai holds a BS degree in Engineering from the University of Rochester and an MS degree in Real Estate Development from MIT (Massachusetts Institute of Technology). Mr. Chinai also completed the Harvard University “Running a Real Estate Company” program. Mr. Chinai is a member of Urban Land Institute and MIT’s Real Estate Club and is involved in various international charities dedicated to children’s education.

Chief Operations Officer

Stanton Shafer

Stanton Shafer serves as Chief Operations Officer. His role is primarily engaged in the company’s operations, focusing on the management of the company’s six million square foot portfolio of national and international properties, including 3,000 apartment units. Shafer’s background includes 22 years as a successful Capital Markets broker with Cassidy Turley BRE Commercial, joining the company in 1989 when it was Grubb and Ellis. During those two decades he completed sales of nearly $1.5 billion in assets and was selected as the NAIOP-AZ Investment Broker of the Year. Prior to his career as a real estate broker, Shafer spent 10 years as a practicing real estate attorney. Stan’s education background includes an economics degree with distinction from Iowa State University and a Juris Doctors Degree, Magna Cum Laude from Arizona State University.

Lynn Taube

Lynn Taube, Executive Vice President, provides corporate oversight and strategic direction for Holualoa Companies. Ms. Taube is responsible for treasury and cash management, human resources, and systems implementation. Ms. Taube is Asset Manager for the Hawaii region, including property management, oversight of capital improvement projects, land development and sales. She also provides direction for our European portfolio. Ms. Taube is a licensed real estate broker in the State of Hawaii and is the Principal Broker for Holualoa Management Corporation. She has over 20 years of commercial real estate experience. She joined Holualoa Companies in 1990.

Chief Financial Officer

Richard Kauffman

Mr. Kauffman is responsible for corporate oversight, finance, accounting, financial reporting and information systems and European asset management. Mr. Kauffman joined Holualoa Companies in 2000 bringing extensive financial, operational and real estate experience. Mr. Kauffman’s previous experience includes Manager of Corporate Audit for the Tuttle-Click Automotive Group, an $800+ million revenue company with 23 dealerships in California and Arizona; Vice President, CFO and Board Member of Factory 2-U, a 40-store discount retailer located in Arizona, New Mexico and Texas; and Manager of Corporate Audit for Campbell Soup Company responsible for worldwide operational and financial audits. Mr. Kauffman began his career with KPMG Peat Marwick in Philadelphia, PA. Mr. Kauffman holds a Bachelor of Science in Accounting, with Distinction, from the Pennsylvania State University and is a licensed CPA. Mr. Kauffman also serves on the Board of Directors of CyraCom International.

Michael Kasser

I. Michael Kasser founded Holualoa in 1985 when he moved to Hawaii after competing in the Ironman Triathlon. His previous experience includes positions as financial analyst with WR Grace & Co.; as President of Technopulp, Inc., a pulp and paper consultant and as CEO of Booher Lumber Company. Mr. Kasser’s community activities have included: Chairman of the Salary Commission for the County of Hawaii; in addition, he has been a member of the board of the Kona Hawaii Family YMCA, the Aloha Performing Arts Center, the American Hungarian Foundation, the National Museum of Women in the Arts, and the Kasser Art Foundation; and is presently a trustee or board member of the University of Arizona Foundation, the College of Science at the University of Arizona, the Tucson Museum of Art, and The Metropolitan Museum of Art Departments of Scientific Research Visiting Committee. His outside business activities have included board memberships of: Cyracom, Inc., a language interpretation company; Protein Sciences, Inc., a biotech company; and West Maricopa Combine, Inc., a water company. He has also served as an Educational Counselor for M.I.T. Music and Theatre Arts Visiting Committee. Mike has a BS and an MS in Chemical Engineering from M.I.T., a Doctorate of Engineering from the University of Grenoble (France) and an MBA from Harvard Business School. He is fluent in French, German, Spanish, Italian and Hungarian. He has completed the Ironman Triathlon eight times.
