Since 1995, we have acquired about 200 properties with a total value of approximately $10 billion. We currently have more than $4 billion of property and debt funds under management. We also advise on the real estate aspects of Investcorp's other investment activities.
What we look for
We invest $600-800 million of total capital per year in US property in the residential, office, industrial, retail and hotel sectors.
Our emphasis is on properties in proven locations with some opportunity for value enhancement over the investment term. Our acquisitions tend to have strong cash flows, a proven operating history and solid initial occupancy.
How we work
Typically, we aggregate the investment in these properties, loans or originated loans into a series of multi-investment portfolios for placement to our clients. This offers them investment diversification, but we also generate specific investments for individual and institutional clients.
We acquire controlling interests in our equity investments and usually operate in contractual association with strong national or regional real estate companies, who frequently choose to co-invest with us.
The properties are actively asset managed over the investment term. This increases cash flow from operations and builds value until the properties are sold.
