JMI Realty is a private real estate investment and development company that was organized in 1992 as the real estate investment subsidiary of JMI Services, Inc. In 1998, JMI Realty was appointed by the City of San Diego and the San Diego Padres to act as the Master Developer of the Ballpark District. JMI Realty's successful planning and implementation of the Ballpark District Master Plan resulted in over $3.0 billion of redevelopment, and is viewed nationally as a template for successful urban revitalization. In addition to its role in the Ballpark District, JMI Realty has also been active in developing hotel, multifamily and office projects outside of downtown San Diego. JMI Realty currently manages a real estate investment portfolio valued at approximately $600 million and is currently developing, renovating, and looking to acquire opportunistic real estate investments throughout the nation. In the past, JMI Realty has sold approximately $550 million of land, office, hotel and multifamily investments.JMI Services, Inc. is the parent company of JMI Realty, and is the investment management company of the John Moores family. Moores is known best as an entrepreneur, investor, philanthropist and owner of the San Diego Padres. He is the founder and former chairman of BMC Software [NYSE:BMC], a business-to-business software company that he took public in 1988. In 1992, after leaving BMC Software, Moores formed JMI Services, Inc. to pursue investment opportunities in several strategic arenas including real estate, sports and entertainment and technology.

Gregory Clay

As Chief Investment Officer, Greg Clay is responsible for helping determine and then executing on the overall investment strategy of the company. Since joining JMIR in 1998 he has also held the positions of Senior Vice President of Acquisitions and Development and Director of Development. In these positions, Clay was directly responsible for the acquisition and development of projects with a combined cost in excess of $270 million. Prominent transactions include the Marriott Del Mar, a 284-room, full service hotel, which opened January 2002; a mixed–use project consisting of the Omni San Diego Hotel, a 511-room, four diamond hotel, and The Metropolitan, a 36-unit ultra luxury condominium project, which opened in April 2004; and Hotel Solamar, a 235-room Kimpton Boutique Hotel, which opened in April 2005. Prior to joining JMI Realty, Clay worked with John Kratzer at Homegate Hospitality, Inc., serving as Director of Western Development. The company, a developer and owner of mid-priced, extended-stay hotels, grew from a private start-up to a publicly traded company (NASDQ: HMGT), and ultimately merged with Prime Hospitality (NYSE: PDQ). In a two year period, Clay developed eight hotels with more than 1,300 rooms and a combined value in excess of $60 million in the cities of Denver, Albuquerque, Phoenix and Las Vegas. His experience also includes serving as financial manager and financial analyst at Wyndham Hotels and Resorts (NYSE: formerly WYN). During Clay’s tenure at Wyndham, the company transitioned from a privately-owned, property management company with a seventeen property portfolio, to a publicly traded entity with more than 100 properties and a market capitalization in excess of $540 million. Clay played a significant role in the company’s initial public offering with responsibility for the company’s proforma model and stock distribution model.

John Kratzer is responsible for JMI Realty’s overall strategic direction, including all transactional and capital markets activities. Kratzer’s extensive background in the real estate investment and advisory business is invaluable to his role at JMI Realty where he is actively involved in the successful pursuit of new investment and development opportunities and capital alliances. Over the past decade, his numerous successes with JMI Realty include leading the 26-block master planning and development effort that ultimately created PETCO Park as the centerpiece of a $2 billion urban redevelopment effort in downtown San Diego, California. Prior to JMI Realty, Kratzer was co-founder of Homegate Hospitality, Inc., where he directed the company’s operations, including the development and construction of over 3,000 hotel rooms with a value in excess of $200 million. Under Kratzer’s leadership, the company grew from a private start-up to a publicly traded company (NASDQ: HMGT), and ultimately merged with Prime Hospitality (NYSE: PDQ). Prior to Homegate, he was an investment officer with Trammell Crow Realty Advisors, an institutional investment advisor that managed a $541 million discretionary fund and the Crow Investment Trust.

Taylor Vreeland

Taylor Vreeland is responsible for deal sourcing, underwriting, and conducting financial and feasibility analysis for JMI Realty’s acquisition and development projects. His primary responsibilities include developing financial models and proformas, supporting debt and equity financing activities, and providing research support. Vreeland holds experience in underwriting an array of real estate property types and is proficient in modeling complex financial structures. In an acquisition role, he focuses on forensic due diligence and project valuation analysis. On JMI Realty’s development projects, Vreeland assists in project management and coordination of consultants, architects, operators, lenders, investors and other project stakeholders.
