Founded in 2003, KM Realty is a privately held, full-service commercial real estate firm. Since its inception, KM Realty has sought out well-located tracts that fit within their established criteria for retail development. With these properties the firm has and will continue to develop retail properties that precede and/or outperform market averages. Shortly thereafter, KM began acquiring selected underperforming retail properties with which it saw potential to add value and bring return to investors. The firm looks almost exclusively for unlisted properties. KM Realty began leasing and managing properties within its expanding portfolio. Soon after, the firm was solicited to begin offering third-party leasing and management services. The team continues to be sought out by investors and owners looking to bring or add value to retail properties. At the start of 2012, KM complimented the suite of services offered with the addition of tenant advisory services. The firm locates properties and negotiates leasing terms to office and retail clients alike. In the summer of 2013, the company added a Dallas office to oversee KM's shopping centers and also build a third-party leasing business.

Steven Stone is responsible for the project leasing of several dozen un-anchored shopping centers in suburban Houston totalling approximately half a million square feet. After having begun his career in tenant representation, Steven now spends nearly all of his time focusing on representing Landlords in the leasing of their centers. CAREER HIGHLIGHTS Steven joined KM in 2012 following his time spent at Professional Project Management Services, a management firm which served as a manager for the Fort Bend County Toll Road Authority and Fort Bend LID #2. PROFESSIONAL AFFILIATIONS/EDUCATION Steven is currently an active member of the International Council of Shopping Centers (ICSC) and Commercial Real Estate Network (CREN) where he is serving as President. Steven is also on the Trees for Houston RedBuds Steering Committee. Steven is a graduate of Texas Tech University’s Rawls College of Business, where he earned his undergraduate degree in Management. Steven is also a graduate of the University of Houston’s C.T. Bauer College of Business MBA Program. There he received the Real Estate Graduate Certificate.
Randy oversees all financial aspects of the company, investor relations, property management, leasing, acquisitions, dispositions, and development. His expertise includes the ability to locate value in existing retail properties, development of retail properties with above average returns and a focused and efficient leasing and property management process. CAREER HIGHLIGHTS Randy formed KM Realty in 2003 following his time spent serving as Vice President and Chief Operating Officer of both Equity One Realty & Management Texas, Inc. and United Investors Realty Trust (UIRT), both real estate investment trusts. Randy was responsible for the acquisition of over $350 million and the disposition of over $50 million of retail properties during his time at the REITs. In addition, Randy oversaw the management and leasing of approximately 65 shopping centers totaling over 3.5 million square feet of retail space. Additionally, Randy was instrumental both in taking UIRT public in 1998 as well as subsequently selling UIRT to Equity One, Inc. in 2001. Since forming KM Realty, Randy has developed 10 shopping centers on acquired parcels and acquired 7 additional shopping centers, 4 of which he has redeveloped. Randy has also sold 5 shopping centers, all were properties he had developed or previously acquired. PROFESSIONAL AFFILIATIONS/EDUCATION Randy is currently an active member in the International Council of Shopping Centers. Randy has been a Certified Public Accountant, Registered Investment Advisor licensed by the National Association of Securities Dealers (NASD), and has passed Level 1 of the Chartered Financial Analyst program. Randy received a Bachelor of Business Administration degree in Accounting from The University of Texas at Austin.
