Mark Clay Smith founded MC Smith Realty, LLC (MCSR) in 2003 to provide real estate investment opportunities for his investment partners and for his family. MCSR is the real estate investment arm of MC Smith Interests, the family investment office for Mark Clay Smith and family. MCSR invests the capital of our principals and our investment partners in a variety of private real estate transactions. The goal of the company is to provide above market returns for our investor partners while actively managing the many risk factors in real estate. In order to accomplish this goal, MCSR selects, underwrites, acquires and manages the real estate investments of the portfolio for our investment partners. We diversify on a variety of different levels- Investment Type-Our historical model has been built on providing development capital to our operating partners. Going forward, we are expanding our horizon to include opportunistic investments that will arise as part of the ongoing difficulties in the lending and credit markets. Investment Size-Our preferred investment ranges between $2 and $5 million and our optimal investment holding period ranges between 24 and 60 months. We seek to maximize returns within those two target goals. Other than a co-invest from our operating partner, we prefer to invest all the remaining equity needed in a given deal. Product Type-Previous investments have been made in the retail, multi-family, industrial, residential, specialty hospital and land markets. Currently, we are focusing our attention in the multi-family, student housing and assisted living/memory care lines of business. We do not invest in office buildings or hospitality projects. Geography-We will consider investments anywhere in the southwest United States, but our concentration is on the major metropolitan areas in Texas. Risk Profile-Previous investments have been made in development opportunities but we have also invested in the acquisition and renovation of existing projects.

Clay Smith has been active in the commercial real estate field for the past 18 years with an expertise focused in the acquisition and disposition of real estate investments, leasing and asset management. He first leased industrial office space in Atlanta for the Trammell Crow Company. After earning his MBA from the Cox School of Business at Southern Methodist University, Clay worked for Crow Holdings, a diversified investment holding company that owns and directs the investments of the Trammell Crow family. In his years at Crow Holdings, Clay assisted in the acquisition, disposition and asset management of more than 5.5 million square feet of retail holdings. In 2003, Clay started M.C. Smith Interests, a private family investment office that directs and manages the investments, financial planning, strategic philanthropy, and risk management for the Mark Clay Smith family. He is a current member of the International Council of Shopping Centers (ICSC), the Urban Land Institute (ULI), the National Association of Industrial and Office Properties (NAIOP), and CoreNet Global. His community involvements include being an active member of the Board of Visitors for the University of Alabama, past chairman of the Dallas Symphony Orchestra Contemporaries and as a junior associate of the Dallas Museum of Art. Additionally, Clay has participated in numerous investments through the public markets and other private equity transactions.
Rick W. Waggoner has been active in the commercial real estate industry for the past 25 years. He has extensive experience in the acquisition and disposition of real estate investments, leasing, property management and asset management. During his career, he has worked for a variety of firms, from international investment companies to national brokerage companies to regional and local development companies. During his employment with RREEF, an international real estate investment advisor firm owned by Deutsche Bank, he operated a 19 million square foot portfolio valued at over $500 million. While with CB Richard Ellis, he participated in the one of the largest transactions with the RTC valued at over $750 million. He has in-depth knowledge of office, industrial, retail, multi-family and specialty property types. He joined MC Smith Realty in 2005. Rick holds a BBA from The University of Texas at Arlington and an MBA from Southern Methodist University. He is a past member of and held leadership positions with NTCAR (North Texas Commercial Association of Realtors), IREM (Institute of Real Estate Management), BOMA (Building Owners and Managers Association), and CCIM Institute. His civic and volunteer services include: American Heart Association, The 500, Inc., Junior Achievement, Project Graduation, KaBoom and Employment Transition Ministry, DREM (Dallas Real Estate Ministries), and the St. Andrews UMC Endowment Fund.
Mike Wadsworth has been active in the Dallas commercial real estate market for 29 years. He graduated from the University of Texas at Austin in 1982 with a BBA in Accounting and is a Certified Public Accountant licensed to practice in the State of Texas. Mike's previous work experience encompasses these firms: KPMG Peat Marwick, Gerald D. Hines Interests, Rosewood Property Company, Beechwood Company, Lehndorff USA, Centex Commercial Development and Butler Burgher/Trophy Investments. In his roles at those firms, he has been involved in acquisitions and dispositions of over $500 million, has supervised accounting and analyst groups and has overseen a variety of properties in the role of asset manager. Mike joined MC Smith Realty in 2008. Currently, Mike serves as a Member of the Board of Trustees of the Baylor Medical Center of McKinney, as a member of the Steering Committee for the Dallas Urban Plan initiative of the Urban Land Institute and as Treasurer and Sunday School Teacher at Rheas Mill Baptist Church. He is a past Treasurer and Board member of Dallas Real Estate Ministries and has previously served his community as a four year member of the Prosper Town Council, Deacon at Rheas Mill Baptist Church, Treasurer of the Prosper Basketball Booster Club, Scoutmaster of BSA Troop 289, Vice President and Basketball Commissioner of the Prosper Sports Association; two-term Director of the Prosper Economic Development Corporation and as a member of Prosper's inaugural Planning and Zoning Commission. Mike's past and present memberships include the Dallas Chapter of the Texas Society of Certified Public Accountants (TSCPA), the International Council of Shopping Centers (ICSC) and the Real Estate Council (TREC).
