Merlone Geier Partners invests in and operates retail and retail-driven mixed-use properties on the West Coast. Since our founding in 1993 we have been one of the most active and successful retail real estate investors in our markets. Vertically integrated and regionally focused, our business model has allowed us to build the market knowledge and expertise to deliver high quality projects within the communities we serve. Merlone Geier Partners is exclusively focused on the acquisition, development, redevelopment and active ownership of retail and retail-driven mixed-use properties on the West Coast. Our primary acquisition targets are anchored neighborhood and community shopping centers where the anchors are included. Dense in-fill locations are preferred. In addition we have interest in acquiring surplus real estate from retailers, non-dominant, functionally obsolete regional malls in need of redevelopment and raw land suitable for retail and mixed-use development. We invest in properties to which we can add value, whether through lease-up, remerchandising, or significant physical redevelopment. Our access to pre-committed, discretionary capital and our experienced team allow us to act upon opportunities quickly. Our reputation and track record in the West Coast retail marketplace provides the certainty of closure sought by a seller.

Co-Managing Partner

Peter Merlone

Peter Merlone is a founder, co-owner and co-managing partner of the general partner entities of Merlone Geier Partners ("Merlone Geier") and Merlone Geier Management ("MGM"). Mr. Merlone is also a founder, co-owner and president of the general partner entities of M&H Realty Partners ("M&H"), the predecessor to Merlone Geier, and was a founder and president of M&H Property Management ("MHPM"), the predecessor to MGM. From 1986 to 1993, prior to the formation of the first M&H fund, Mr. Merlone was the founder and owner of The Merlone Company, MHPM’s predecessor. Mr. Merlone's primary responsibilities are to formulate and oversee the strategy, financial and operating affairs of Merlone Geier and the activities of MGM. Since 1993, Mr. Merlone has overseen eleven institutional limited partnerships with aggregate equity capital commitments of $3.2 billion which have acquired 130 operating properties aggregating more than 21.5 million square feet of retail improvements. Mr. Merlone graduated from UCLA in 1979, simultaneously earning an undergraduate degree in economics, summa cum laude, and a Master’s degree in education; he was also elected to Phi Beta Kappa. Mr. Merlone is a member of the International Council of Shopping Centers, a licensed real estate broker and a Director of Terreno Realty Corporation (NYSE:TRNO), a San Francisco based publicly-traded real estate investment trust. He is resident in the MGM San Francisco office.

Co-Managing Partner

Brad Geier

Brad Geier is a founder, co-owner and co-managing partner of the general partner entities of Merlone Geier and MGM and has also been a managing director of the general partner entities of M&H from its founding in 1993. From 1983 to 1993, prior to the formation of the first M&H fund, Mr. Geier held senior positions with Trammell Crow Company and The Taubman Company. Mr. Geier's primary responsibilities are to formulate and execute Merlone Geier's investment strategy, including the acquisition and disposition of properties and the oversight and direction of land development and joint venture investment activities. From 1994 to 2006, Mr. Geier was the lead partner handling the purchase and subsequent sale of nearly 50 properties aggregating in excess of ten million square feet. During this period, Mr. Geier also had primary responsibility for development entitlements across the portfolio. Since that time, Mr. Geier has continued to oversee dispositions and has completed the acquisition of an additional 78 properties aggregating more than 10 million square feet. Mr. Geier graduated from Stanford University in 1979, earning an undergraduate degree in history with departmental honors. In 1983 he earned an MBA degree from Harvard University. Mr. Geier is a member of the International Council of Shopping Centers and the Urban Land Institute. He serves on the Policy Advisory Board of the Burnham-Moores Center for Real Estate at the University of San Diego and is an honorary lifetime trustee and a past President of the Board of Trustees of The Bishop's School in La Jolla, California. He is resident in the firm's San Diego office.

Susan Lopera-Overton

Susan Lopera-Overton joined Merlone Geier in 2012. Her primary responsibilities are property acquisitions and dispositions. Prior to joining Merlone Geier, from 2009 thru 2011, Ms. Lopera-Overton served as Vice President of Asset Management and subsequently as Vice President of Acquisitions with Verde Realty, a privately owned REIT. Ms. Lopera-Overton was responsible for acquisitions in the United States and oversaw the acquisition of a $300 million industrial portfolio. From 2004 to 2009, Ms. Lopera-Overton was with the Western Region of Kimco Realty Corporation, ultimately serving as Senior Director of Acquisitions responsible for the strategy and execution of acquisitions in the Western United States. From 2002 to 2004, she was in the General Electric Corporate Leadership Program. Ms. Lopera-Overton graduated from Northeastern University in 2002 with degrees in MIS and Marketing. She is an active participant in the International Council of Shopping Centers and a member of the Board of Directors of the non-profit foundation, College is Real. Ms. Lopera-Overton is resident in the firm's San Francisco office.
