Morning Calm Management is a vertically integrated real estate management firm with a focus on special situation investing. Through its affiliates, the firm owns and manages more than 5 million square feet of commercial real estate throughout the United States on behalf of private and institutional capital. Real estate is a cyclical business. We recognize the importance of this cyclicality and (i) exercise pricing discipline when acquiring assets and (ii) go to market in a decisive fashion when the value enhancement program has been completed and the capital markets are fully valuing asset and market fundamentals. Principal

Mukang Cho

Mukang Cho founded Morning Calm Management and is the firm’s Chief Executive Officer and Managing Principal. He has been involved in all aspects of the firm’s development since inception and is responsible for strategic planning, operations and all acquisition, disposition and other capital markets activities. Prior to joining Morning Calm Management, Mr. Cho was Chief Executive Officer and Principal of a privately held real estate investment and management company, a Managing Principal in charge of real estate strategy at Crown Capital Management and its affiliates, and a partner in the real estate practice group of Kirkland & Ellis. He began his career as a corporate attorney at Cravath, Swaine & Moore in New York and then served as a principal of Trifecta, a distress focused middle market investment firm. In his capacities as principal and advisor, Mr. Cho has successfully completed hundreds of transactions with an aggregate value in excess of $100 billion. Mr. Cho is a member of the President’s Council of The Real Estate Roundtable and the Cornell Real Estate Council. He is also a Vice Chairman of the Medical Peace Foundation, a non-profit organization started by his father, Ambassador Key-Sung Cho, which develops free medical centers around the world. Mr. Cho graduated with a J.D. from Harvard Law School and a B.A. From Cornell University (with distinction).

Managing Director

Bryan Zenchyk

Bryan Zenchyk, CCIM, CLS is a Managing Director at Morning Calm Management, where he is primarily responsible for the leasing of the company’s office and retail portfolio, and is the Managing Broker for Morning Calm Advisors, Morning Calm’s in-house real estate brokerage arm. Additionally, he is active in sourcing acquisitions, underwriting, due diligence and other acquisition related activities. He previously was the Vice President of Leasing for a privately held real estate investment and management company for eight years. During his career, he has completed and supervised over 1,800 leasing transactions totaling over 6 million square feet with an excess of $400 million in gross revenues. Mr. Zenchyk received a B.B.A from Stetson University, where he competed on the collegiate baseball team. Mr. Zenchyk has earned the CCIM Designation and the Certified Leasing Specialist Designation and holds his Real Estate Broker’s License. He is the recipient of numerous Co-Star Power Brokers Award for leasing activity based on overall leasing transaction volume. Mr. Zenchyk is an active member of the CCIM Institute and the International Council of Shopping Centers.

Vice President

Douglas Brewer

Douglas Brewer is a Vice President at Morning Calm Management with oversight responsibility of property and construction management across the firm’s retail and office portfolio. He previously was the Executive Vice President of Operations for a privately held real estate investment and management company, where he handled all aspects of property management and construction. Prior to that position, Mr. Brewer was associated with Colonial Properties Trust, where he directed a 60 person property management staff and was responsible for its 6 million square foot Florida office and retail portfolio. At IPC US REIT, he oversaw a 4 million square foot portfolio in numerous markets and led the successful repositioning of numerous office properties. In addition, Mr. Brewer directed the leasing efforts for his portfolio in Houston, Wichita, Baltimore and St Petersburg. Mr. Brewer holds a B.S. in Business Management from the New York Institute of Technology. Mr. Brewer has served on the Board of Directors of BOMA – Tampa Bay for six years and was named Property Manager of the Year in 2000 and 2001. Mr. Brewer has received the CCIM, CPM and RPA designations.

Vice President

Steve Filosa

Steve Filosa is a Vice President of Morning Calm Management where he currently oversees all accounting and finance functions. He previously was the Executive Vice President of Accounting for a privately held real estate investment and management company for eight years, where he handled all aspects of financial accounting, reporting and tax preparation. Prior to that position, Mr. Filosa was a Director of Development Accounting at The Cordish Companies, where he worked on the $700 million Seminole Hard Rock Hotel and Casino development in Tampa and Hollywood. He was also a Project Controller at the Related Companies, a leading real estate investment and development firm, where he was involved in the development of City Place in downtown West Palm Beach, a $300 million mixed-used project. Mr. Filosa graduated from Virginia Commonwealth University with a Bachelor’s degree in accounting and is a Certified Public Accountant.
