Managing Principal

Steve Plenge

Mr. Plenge is responsible for the strategic direction of Pacific Retail Capital Partners. He oversees the firm’s acquisition activities, investment sourcing efforts, and development programs nationwide. Mr. Plenge has over 30 years of national real estate experience and has been involved in the sourcing and acquisition of more than $2 billion of retail properties. Prior to forming Pacific Retail Capital Partners, he handled these same responsibilities as Executive Vice President of Somera Capital Management and Senior Vice President of Madison Marquette, a national retail investment and property management firm. Mr. Plenge also served as Vice President/Managing Director at Federal Realty Investment Trust, a public REIT, where he opened Federal’s West Coast office and managed its acquisition activities in the Western United States. Earlier in his career he was a Senior Vice President at The Yarmouth Group/Lend Lease and was a partner for more than seven years at TCW Realty Advisors, a pension fund advisor with $4 billion of property under management. Mr. Plenge is a graduate of Cornell University and is an occasional guest speaker for the Cornell Real Estate School. He is a council member of the Urban Land Institute and a member of the International Council of Shopping Centers.

Gary Karl

Mr. Karl joined Pacific Retail Capital Partners in 2008 bringing to the firm over 25 years of experience in shopping center asset management and operations. At Pacific Retail he applies his vast experience to overseeing the firm’s retail property asset management and shopping center operations including all leasing activity and property management. Prior to joining the firm, Mr. Karl was Executive Vice President at Madison Marquette where he reorganized and stabilized the asset management and leasing structure in the western division during a period of strategic change in the company. Mr. Karl also served as Executive Vice President of Shopping Center Management for the Westfield Group between 1996 and 2006 where he was responsible for the performance of all shopping centers in the U.S. portfolio (approximately 70 regional shopping malls), including NOI growth, annual budgeting, long-term forecasting, financial reporting, accounts receivable, capital expenditure programs, the recruiting and development of executive talent, marketing, and new income programs. Previously, Mr. Karl served as a consultant to Decron Properties in Los Angeles where he created a new commercial property division, and he began his career at The Rouse Company where he was largely involved with downtown retail and urban mixed-use projects. Mr. Karl is a graduate of University of Delaware with a Bachelor of Science degree in Education. He is also a member of the International Council of Shopping Centers.

Senior Vice President of Acquisitions

Thomas Pasquesi

Mr. Pasquesi works on the company’s underwriting and due diligence efforts for retail property acquisitions as well as performs various asset management duties. He has over 13 years of finance, strategy, and business development experience, initially in the entertainment industry, and for the past six years in retail real estate. Prior to joining Pacific Retail Capital Partners, Mr. Pasquesi worked at Westfield Group helping to evaluate the viability of Westfield’s $5 billion redevelopment pipeline and regional mall acquisitions and dispositions throughout North America. Previously, he worked in Newmark Knight Frank’s Capital Group helping to establish Newmark’s investment and real estate advisory capabilities in multiple offices throughout Southern California. He also held positions at Walt Disney Studios and Sony Pictures where he evaluated global cable, satellite, and terrestrial channel investment, divestiture and monetization opportunities ranging from $10 million to $2.5 billion. Mr. Pasquesi earned his MBA from Kellogg’s Graduate School of Management where he graduated with honors in Finance, Marketing, and International Business. He earned his Bachelor of Arts from Northwestern University where he graduated with honors in Mathematical Methods in the Social Sciences (honors program) and Economics. Mr. Pasquesi is a member of the International Council of Shopping Centers and an Executive Committee member for Pier Del Sol, an annual Special Olympics fund-raiser.
