Pathfinder Partners, LLC makes opportunistic investments in income-producing (primarily multi-family, industrial and office) real estate assets which provide an opportunity for added value and superior rates of return. Pathfinder buys both senior mortgages secured by real estate assets or the underlying properties. Pathfinder typically buys assets directly from financial institutions. Our principals have been investing and advising on real estate and corporate finance transactions since the mid-1980s. We operate in a straightforward, ethical manner and seek long-term relationships with others who share our core values. The funds invest directly in transactions and also co-invest with various institutional capital partners.

Chief Operating and Finance Officer

Brent Rivard

Brent Rivard, Managing Director, CFO and COO, is responsible for Pathfinder’s financial, investor relations, administrative, human resources and information technology functions. Most recently, Brent was the President of a national wealth management firm where he led the launch of the firm’s broker dealer and proprietary ’40 act fund. Prior to that, Brent was the CFO and COO for Grubb & Ellis|BRE Commercial in San Diego, one of Southern California’s leading privately-held commercial real estate brokerage firms. Brent has previously worked as Vice President, Finance and Operations at The MHA Group and Vice President, Accounting and Finance/Treasurer at NYSE-traded AMN Healthcare, where he was involved with the placement of more than $1 billion in debt and equity securities and led the company’s mergers and acquisitions practice. Brent is a Certified Public Accountant who started his career at Deloitte & Touche. Brent graduated Cum Laude from the University of California, Los Angeles with a B.A. in Business Economics. Brent is also the Chairman of Big Brothers Big Sisters of San Diego County.

Senior Managing Director and Co-Founder

Lorne Polger

Lorne Polger, Senior Managing Director and Co-Founder, is the former head of the Real Estate and Environmental Law Team at Procopio, Cory, Hargreaves and Savitch LLP, one of San Diego’s oldest and largest law firms. Lorne’s legal practice included acquisitions and dispositions, development, finance syndication, leasing, residential, office and industrial condominium conversion and construction. He is recognized for his multifamily expertise, having advised on more than $6 billion of apartment, condominium and condominium conversion transactions throughout the U.S. Lorne has also worked on a wide variety of commercial transactions including entity formations, asset sales, stock sales, mergers and licensing. He graduated with a B.A. in political science from Colorado College, Cum Laude, and earned his law degree from University of California, Los Angeles. Lorne served as a Director of the San Diego Chapter for the CCIM Institute and Chairman of the Regional Board of Directors of the Anti-Defamation League.

Senior Managing Director and Co-Founder

Mitch Siegler

Mitch Siegler, Senior Managing Director and Co-Founder founded and served as CEO of several companies prior to co-founding Pathfinder in 2006. Mitch previously spend five years as a partner with Sorrento Associates, Inc., a boutique investment banking firm and Sorrento Ventures, a venture capital firm. He concluded more than 40 mergers, acquisitions or financings with private and publicly-traded companies and was involved in numerous workouts and restructurings. He also participated in scores of private financings totaling more than $1 billion. During his career, he also spent several years as a partner with a national management consulting firm and five years as a finance and operations executive with Anheuser-Busch Companies, Inc. He holds a B.S. in Business Administration, with honors, majoring in Financie and Economics from the University of Missouri, Columbia and an M.B.A., with highest honors, from the Graziadio School of Business and Management at Pepperdine University. Mitch speaks frequently at real estate conferences, writes regularly for national real estate and finance publications and is widely quoted in the news media.

Managing Director / Capital Markets

Scot Eisendrath

Scot Eisendrath, Managing Director, Capital Markets, oversees Pathfinder’s relationships with capital partners and oversees Pathfinder’s analytics and financial analysis. During his tenure with various national commercial brokerage firms, he has specialized in providing financial advisory and capital market services to real estate investors, developers and lenders for multi-family, industrial, office, retail, hospitality and land projects. Scot has participated in the acquisition, disposition, development, asset management and/or financing of more than $8 billion of real estate assets, including 26,000 multi-family units and 17 million square feet of commercial space. He graduated from the University of Wisconsin, Madison, with a B.A in Real Estate and Urban Land Economics and an M.B.A., with emphasis in Finance, from San Diego State University.
