Messrs. Ainbinder and Duckworth have been involved in the development of over 3 million square feet of shopping centers with a value exceeding $350 million. The Company has successfully negotiated transactions with retailers such as HEB Grocery Co., Albertson’s, Border’s Books, Kroger, Kmart, Barnes & Noble, T.J. Michael Ainbinder is the founder, Chairman & CEO of The Ainbinder Company. In addition to “growing up” in the shopping center business and working with family-owned firms Ainbinder Associates and Ainbinder Bramalea in leasing and site selection, he spent over five years practicing real estate law in Houston with the firm of Walsh, Squires & Tompkins and was Chairman of SCC Development Corp. for over five years. Mr. Ainbinder served for 4 years as the Texas State Director of the International Council of Shopping Centers (ICSC), and is a member of ICSC and the Urban Land Institute. Mr. Ainbinder is a former Advisory Director of Amegy Bank of Texas and Chairman of the Board of Trustees of The Fay School in Houston, and is a graduate of Vanderbilt University (BA ’79) and University of Houston College of Law (JD ’81). Mr. Ainbinder resides in Houston with his wife, Maria, and their three children Matthew, Alex and Kate.
Mr. Duckworth serves as President and Partner. Prior to entering the real estate industry, Mr. Duckworth practiced law in the Kansas City law firm of McAnany, Van Cleave & Phillips and later as Associate Counsel specializing in Mergers and Acquisitions for Tenneco Inc. in Houston. Mr. Duckworth’s retail development career began in 1984 where he served as Vice President and Partner of The Vantage Companies, President of Highland Village Holdings, Inc., Executive Vice President and Chief Operating Officer of Wulfe & Co., where he also co-founded Wulfe Management Services. Mr. Duckworth received his undergraduate and MBA degrees from the University of Kansas along with a law degree from Washburn University School of Law. Mr. Duckworth is a member of the Texas Bar Association, International Council of Shopping Centers, Urban Land Institute, and serves on the Boards of Norton Ditto and is a former board member of Uptown Association and Trees For Houston. Mr. Duckworth resides in Houston with his wife, Debi, and their two children Ben and Annie.
Dennis R. Swoboda is the Senior Vice President of Construction and Asset Management. Mr. Swoboda began his real estate career in the late 1970’s as a Partner with Schneider-Moore Properties, a Texas based shopping center developer. In the 1980’s, he became President of Fuller Commercial Asset Management in charge of retail leasing and property management in Texas. Mr. Swoboda later joined Quest Properties, which became New Quest Properties, as Director of Development and Construction. Mr. Swoboda graduated from Sam Houston State University with a degree in Business Administration. Mr. Swoboda is a native Houstonian, a licensed Texas Real Estate Broker, lifetime member of The Houston Livestock Show & Rodeo and an active member of the International Council of Shopping Centers.
Audrey J. Garner, Controller, joined The Ainbinder Company in 2003. Her responsibilities encompass financial affairs of the company, taxes, information technology, human resources, financial reporting to investors and maintaining communications with commercial bankers and business consultants. A seasoned and versatile manager with a successful track record, Ms. Garner has been affiliated with the Commercial Real Estate industry since 1978. Previously, she held senior management or executive positions with PM Realty Group, Jones Lang Wootten and Cushman & Wakefield.
