Thrive, FP is a real estate investment firm specializing in debt and equity transactions. We obtain properties and deploy capital through proven strategies focused on tangible assets – specifically, the purchase and rehabilitation of commercial real estate properties. Our programs typically earn 10 to 25% annually depending on an individual’s investment objectives and risk tolerance. Thrive, FP is a real estate asset-based lending company that specializes in lending private funds to professional real estate developers and local home builders for both commercial and residential real estate transactions. These short-term bridge loans are fully collateralized by real estate. As a private lending company that represents a fairly large number of private individuals, we’re able to secure financing for these developers and builders in this tight credit market, while at a much faster pace than traditional mortgage lenders and banks.

Adrian Lufschanowski

Adrian Lufschanowski currently serves as President at Thrive, FP. Adrian’s career in raising capital started twelve years ago with a venture capital firm, Elevation Capital Partners. His focus was start-ups and real estate investments. Adrian’s knowledge and expertise in financial markets and investments has added to his aptitude to identify sound start -ups and real estate ventures. For 10 years, Adrian studied the financial markets in depth to identify viable investments, perform risk/reward analysis, and preserve capital in his trading of equities and derivatives. During this time, Adrian developed his ability to communicate and create long-lasting relationships, which helped him to successfully fund these deals. In 2007, Adrian was recruited to join First Capital Funding (Now Thrive, FP) as Director of Investor Relations. Adrian helped launch the hard money side of the business and was key in raising over $60 million of hard/private money loans, making First Capital Funding a top player in the state of Texas. In 2009, JP and Adrian had early identified the growing demand for multifamily housing in Texas and began acquiring a portfolio of 5,000+ units with several strategic operating partners. Over the past 12 months, these assets have generated 10%+ of cash flow across the portfolio, plus strong profits, based on the physical and economic improvements that have been created. Their current real estate portfolio is now approaching $350 million in assets. Adrian obtained his B.A. in Psychology from the University of Texas, Austin. He then received his Masters of Human Services in Business Administration (MBA) and Social Psychology at St. Edward’s University. He is a licensed Realtor in Texas and a member of ABOR, TAR, and NAR.

Paul Newman

In 2005, JP expanded the presence of Thrive, FP LLC (formerly known as Principals Capital Funding) from Los Angeles, California to Austin, Texas, recognizing the long-term solid fundamentals in the Texas economy. His first joint venture project in Austin was to arrange the Mezzanine financing and Guarantee for the development of one of the largest climatized storage projects in the U.S., Secured Climate Storage (www.securedclimatestorage.com). Identifying the shrinking credit market early, JP launched First Capital Funding, LLC in 2007 as a private money lender, arranging hard/private money loans throughout Texas. It became one of the most preeminent companies in Central Texas, successfully funding over $70 million in first trust deeds. In 2009, JP together with Adrian Lufschanowski, had early identified the growing demand for multifamily housing in Texas and began acquiring a portfolio of 5,000+ units with several strategic operating partners. In 24 months, they had generated a 10%+ cash flow across the portfolio, plus strong profits based on the physical and economic improvements that had been created. After successive years of above industry average returns, JP and Adrian rebranded the company to Thrive, FP LLC to better reflect their efforts of creating great apartment communities for their tenant-customers, while maintaining solid profits for their investors. JP is a licensed broker in California. He was President of CCIM’s Central Texas Chapter in 2010, leading over 270 local members. A Certified Commercial Investment Member (CCIM) is a recognized expert in the disciplines of commercial and investment real estate and must pass all of the courses and transaction requirements, as well as a comprehensive final exam. Of the more than 150,000 commercial professionals in the United States, only an estimated 6 percent hold the CCIM designation. JP is a graduate of the University of California, Los Angeles (UCLA) and is an avid mountain biker and boater. He and his wife, Janet, enjoy spending quality time with their two boys.

Chief Financial Officer

Karen Berns

Karen Berns works for Thrive, FP as our Chief Financial Officer. She oversees our equity investments, while communicating with operating partners in order to monitor project performance and profitability. She also regularly communicates with our investors to keep them informed about their investments. In addition, Karen also oversees the financial activities of Thrive. She has a strong background in real estate and banking, working over 20 years with a private real estate firm and for a large federal savings bank. Karen graduated from the University of Texas, Austin and holds a degree in Accounting. She worked in public accounting for several years before moving into the banking industry. Karen is happily married and the proud mother of a freshman at Baylor University.

SVP of Acquisitions / Operating Partner

Jeff Greenberg

Jeff serves as Senior VP of Acquisitions and works with the other members of the acquisition team to evaluate and underwrite all new investment opportunities for Thrive, FP. Mr. Greenberg has had a successful 24 year career in the commercial real estate brokerage and real estate equity investment business. He has been involved in the acquisition of over $500,000,000 of commercial real estate investments that included office buildings, apartment complexes, industrial property, land and distressed debt instruments. Mr. Greenberg has completed transactions throughout the southern US in Texas, Arizona, California, and Georgia. In 1988 during the RTC period, Mr. Greenberg represented several large banks and insurance companies to help them lease and sell their foreclosed real estate assets. In 1995, he began to focus on assembling a portfolio of office buildings, industrial properties and apartment building. Mr. Greenberg has been responsible for sourcing, underwriting, due diligence, financing, closing, and asset management of millions of dollars of successful commercial real estate investments. He has worked with both private equity partners and institutional investment partners such as Cargill, Allstate Insurance Company, GMAC, Daiwa, Credit Suise, Praedium Group, Bank of America, Fortis Insurance, and ING. Mr. Greenberg is has a BBA in Finance from the University of Texas and has been a real estate broker in the State of Texas since 1988.
