Tributary Real Estate is a Colorado-based fully integrated commercial real estate firm. We acquire, own, develop and operate mixed-use real estate properties - both ground up and adaptive reuse - throughout Denver with a specific focus on River North (RiNo) and the neighborhoods surrounding Downtown Denver. We also offer landlord and tenant representation brokerage services to selected clients. Tributary acts both as a sponsor and general partner on real estate transactions, and develops longterm working relationships with selected capital partners.

Bill is a licensed architect and developer, with more than 25 years of experience in Colorado real estate development. Bill has headed Parkhill Development since its founding in 2004. As Parkhill Development, and jointly with other partners such as Dana Crawford and others, Bill has been involved in dozens of redevelopment projects, particularly in the rapidly redeveloping RiNo neighborhood. Bill received a Masters of Architecture degree from the University of Colorado. He also has served on the Boards of Rocky Mountain Human Services, where he was Board Chairman, and Bishop Machebeuf High School.
Ryan has more than 14 years of experience in commercial real estate in the areas of development, brokerage and investment. Previously, Ryan was a tenant representation broker at JLL and Staubach before the merger with JLL in 2008. At JLL, Ryan’s focus included representing tenants and buyers in the Central Business District in Downtown Denver and the surrounding areas. Ryan also brings extensive experience in land dispositions, acquisitions, land assemblages, and real estate investments in all product categories. His high level of personalized service and advisory approach has resulted in successful transactions and loyal relationships with his clients. In fact, a significant majority of his transactions are a result of repeat business and referrals. Ryan earned a bachelor’s degree in Business Marketing from the University of Northern Colorado.
Tucker recently moved to Denver after having spent nearly a decade in New York City where he worked at Bloomberg LP and Resource Real Estate. There, he was responsible for enterprise accounts inclusive of investment banks and hedge funds. At Resource Real Estate, he created marketing collateral and helped build out a new investment strategy. He also previously worked for Toll Brothers in Philadelphia as a project manager on a major development project while finishing up his MBA at Drexel University. Tucker grew up in a family business with great exposure to real estate, inclusive of ground-up commercial development, shopping centers and apartments. Tucker has a successful track record of raising capital for various businesses in different categories and stages. He has an MBA from Drexel University and received his bachelor’s degree in Political Science from Hobart College where he played varsity Soccer and Squash. He holds real estate licenses in Colorado and New York and is a member of NAIOP Colorado.
