Woodspear Properties was formed by John Woodward and Steven Spierer in 1981 to manage their own portfolio of properties. The primary emphasis for Woodspear is, and will continue to be, management of properties in which it has an ownership interest. Woodspear will consider fee management if it fits certain criteria within the management company structure. The management philosophy of Woodspear Properties is one of long-term relationships with partners, employees and residents/tenants, based upon mutual respect and trust. The company focus is oriented toward customer service maximizing leasing and resident/tenant retention. Woodspear Properties is a general partnership owned fifty percent by Steven F. Spierer and fifty percent by John A. Woodward. It currently controls and operates approximately 1,772 apartment units, 18 industrial properties, one 15,373 square foot office building, and one 154,166 square foot shopping center. Properties are located in Southern California, Colorado, Phoenix, Arizona; and Washington State. The Director of Property Management for Woodspear Properties is H. D. Aylsworth, CPM®. Mr. Aylsworth oversees all management company operations and a staff of approximately one hundred employees. Mr. Aylsworth is responsible for all management company operations. Mr. Woodward interfaces with Mr. Aylsworth on all important management company strategy and decision making. Woodspear anticipates adding 1-4 quality properties to its portfolio each year for the foreseeable future. As a rule, their philosophy is one of buy and hold, rather than constant trading. Woodspear Properties is a privately-held, private-equity real estate investment company. The current portfolio consists of industrial/flex buildings, apartments, shopping centers and office buildings within the Denver, Phoenix, Southern California, and Seattle markets. Since 1981, Woodspear Properties has completed over $225 million in acquisitions and continues to be an active investor. Woodspear Properties targets properties that are at or near full occupancy with credit worthy tenants. From time to time Woodspear Properties will also consider properties that require repositioning through investment of additional capital or significant lease up as well as development opportunities. Craig Lessard

Craig Lessard joined Woodspear Properties in May of 2008. Based out of Denver, Colorado, Mr. Lessard is responsible for responsible for executing Woodspear’s investment strategy which entails sourcing new investment opportunities, performing the physical and financial due diligence, overseeing the post-acquisition renovations, and post-acquisition financial monitoring. Prior to joining Woodspear Properties, Mr. Lessard interned with the President of Retail & Mixed-Use Development for McWhinney. Under this position he was responsible for the creating business intelligence reports and conducting competitive market research for existing and future developments. Mr. Lessard was also heavily involved in the preliminary stages of developing a $400M lodging and retail project adjacent to Disneyland in Garden Grove, California. Mr. Lessard graduated from Colorado State University in 2008, majoring in Commercial Real Estate. His senior year he was President of the CSU Real Estate Club and was involved in several projects, most notably being a part of the CSU National Association of Home Builders student team that placed fifth in a national residential development competition. Upon graduation he was inducted into the National Real Estate Honor Society, Alpha Sigma Gamma, based on academic performance.

H. D. AYLSWORTH

H.D. Aylsworth, Director of Property Management, joined Woodspear Properties in July 2000. Mr. Aylsworth is based in San Diego, California and is responsible for overseeing all management company functions. Woodspear Properties operates out of the corporate management and accounting offices located in San Marcos, California in addition to regional management offices in Seattle, Washington and Denver, Colorado. Mr. Aylsworth has 36 years of property management experience. Prior to joining Woodspear Properties, Mr. Aylsworth served as Managing Director/Senior Vice President for Kennedy-Wilson Properties and JMB Properties Company from 1975 to 1999. In this capacity he was responsible for managing a portfolio of over 10,000 multi-family units in six states. Mr. Aylsworth graduated from Colorado State University in 1974 with a Bachelor of Science degree in Outdoor Recreation. He is an active member of the Institute of Real Estate Management, IREM® and has held the professional designation of Certified Property Manager, CPM® since 1985. He is also a member of the North San Diego County Association of Realtors. Mr. Aylsworth is married, has four children, and three grand children and has resided in Encinitas, California for 23 years.

Carter Sealing

Carter Sealing joined Woodspear Properties as Senior Asset Manager in December 2016. Based out of the Denver office, Carter is responsible for leasing and project managing tenant finish construction of the commercial real estate portfolio, property management of industrial / flex buildings in the portfolio, financial monitoring of the commercial assets, and assisting with underwriting and due diligence on new acquisition opportunities. Prior to joining Woodspear Properties, Mr. Sealing worked for Global Pacific Properties, a Denver based commercial real estate management company, where he managed over 1 million square feet of commercial office, of which approximately 600,000 square feet he helped to acquire for the portfolio. Mr. Sealing graduated from Colorado State University in 2004 with a B.S. degree double major in Finance and Real Estate and obtained a M.S. in Real Estate and Construction Management from the University of Denver in 2010. Mr. Sealing lives in Centennial, CO with his wife and daughter. He enjoys running with his dog and playing golf.

LAURA M. MCGUIRE

Laura McGuire joined Woodspear Properties in August or 2015. Ms. McGuire is responsible for managing a portfolio of apartment properties. The apartment portfolio consists of 978 units located in the Greater Seattle area. Ms. McGuire brings 27 years of property management experience in Southern California and Washington to our multifamiy portfolio. Ms. McGuire is currently working on her BS degree in Criminology as well as a Washington Broker’s License. She enjoys outdoor activities, spending time with family (five children and four dogs), and reading.

GINA GASIO OLSON

Gina R. Gasio Olson, joined Woodspear Properties in July 2002. Ms. Olson is responsible for the financial and accounting systems for a portfolio of retail, industrial, and apartment properties that consists of approximately thirty separate entities, including the Woodspear Properties Corporate accounting. Ms. Olson supervises a corporate staff of 4 employees, in addition to indirect supervision of the property management on-site accounting staff and support of the Property Management operations. Ms. Olson has 25 years of accounting experience, specifically within the property management and real estate development field. Her diverse experience has consisted of working for medium size real estate investment firms, and a large national property management company. Ms. Olson brings to Woodspear her management and accounting systems experience, in addition to her property management, budgeting, and construction accounting experience. Ms. Olson graduated from California State University, San Marcos, with a degree in Business Administration and Accounting. She is also pursuing her CMA, Certified Managerial Accountant licensure, with 1 of the 2 exams completed for qualification. She is a member of the Institute of Management Accountants (IMA) and Construction Financial Management Association (CFMA). Ms. Olson is married and has more recently had a son who both her and husband are now proud parents of. She enjoys camping, boating, and spending time barbequing with family and friends.
