Peggy Sim has a Master in Computer Science and Minor in Statistics. Her experience includes project management, process improvements, financial budgeting, contract negotiations, real estate acquisition and property management. She has been actively involved in both US and Asia real estate investment since 1988. She is directly involved in acquisition and engaged in all phases of the buying and management/operation process. Over the last 6 years, her portfolio has expanded to include 1600+ multi-family units across the states of CA, IN, KY, OH, TX, and WI.
Peggy possesses strong analysis and risk mitigation skills; she is a critical thinker and a creative problem solver and combined with her attention to details and financial savviness have served her well in her commercial real estate endeavors. Her strategic mindset leads her to implement value add strategies that drive long term appreciation. Her outcome-based approach enables her to attain realistic and achievable cash flow, and also being investor-focused (she invests along with her investors) ensures timely and transparent communication with investors. All in all, Peggy strives to preserve investors’ investment while delivering consistent returns exceeding projections to our investors.
Farrar holds a bachelor’s degree in Economics with major in International Trade with two years of graduate studies in Computer and Information Science. She has 18+ years of real estate investment experience. She targets properties that offer steady cash flow and high annual returns and has successfully bought, owned and managed a range of residential and large apartment income producing properties. Over these years, Farrar has built strong long term relationships with commercial brokers, lenders, top quality management companies, title companies, insurance agents, and formed strategic partnerships with other like minded real estate investors and equity partners. She continuously educate herself in commercial real estate, from analyzing market trends, underwriting properties, structuring deals, performing due diligence, to managing the managers and driving performance of her properties.
In addition to all of the above, her negotiation skills, detail oriented nature and financial analysis experience contributed to Farrar’s 100% success rate in closing every deal she has had under contract to date. She is now actively sourcing cash flowing multifamily deals that are 150 units and above in emerging markets.
Hailing from an extremely strong management and technology consulting background with fortune 100 companies spanning across financial, insurance, healthcare/medical, utility and retail industries for the past 20 plus years, Patrick has attained a reliable reputation to become a trusted advisor to many of his clients. To-date, he has developed extensive network of trusting clients across the nation. Patrick has always been instrument in helping several of his clients to increase Net Operating Income by applying strong financial KPI (Key Performance Indicators) specific to project financing, cash flow management, asset valuation, cost savings, expense reduction and effective savings. With his value-add delivery focus and diverse experience, Patrick consistently brings a refreshing technological, analytics, process improvement, effective problem-solving and strategic mindset to the management team.
His past hands-on experience experience in property conveyancing and current ownership of his rental portfolio, Patrick has developed expertise in property acquisition that includes but not limited to area search, property records, legal reviews, and portfolio risks management. Patrick’s direct involvement in his rental portfolio consists of responsibilities that range from tenant management, leasing, insurance, procurement, contracts negotiation, vendors/suppliers relationship management, property maintenance, issues resolutions, and property related data protection. Patrick will always continue to leverage and apply emerging technology to provide key data insight to investment portfolios as such to support competitive and growth strategies.
David has proven track record of building shopping centers, retail buildings, medical facilities, office buildings and single-family homes in Texas. He builds relationship and trust through working closely with public officials to achieve positive results on his development projects. Coupled with his background as a real estate developer, commercial general contractor and structural development/construction lead for a well-respected engineering company, he was often brought in to rescue structurally challenged projects for his expertise and ability to problem solve. During his tenure in hotel management, his result-driven approaches and skills through diplomacy, delegation, team building and astute business sense turned-around a nearly bankrupt hotel which was recently valued at $21 million. David has been active in the city of Llano, TX and served as board member of Llano Chamber of Commerce, Board of Adjustments for the City of Llano and Llano Economic Development Corporations; He was also on the committee to revise sub-division regulations for Llano County and Llano Employee & Elected Officials Grievance committee .
