Real estate private equity firms manage investment capital obtained from institutional investors or high net worth individuals with the goal to acquire equity ownership of real estate through a variety of strategies, including direct acquisitions and JV partnerships with local operators.
We take a look at the most active middle-market private equity firms of 2016. This list answers the question: “Which firm(s) were the most active in launching new middle-market offerings in 2016 (by the total offering amount)?” It draws on data that our algorithm has collected from publicly available sources.
In total, our algorithm identified and analyzed the data from 240 offerings in 2015 and 305 in 2016 (as of August 25th). Total offerings represented $3.3 billion in investment opportunities in 2015 and $4.7 billion in 2016.
To construct this list we focused on the firms that predominantly raise funds from non-institutional investors and invest in middle-market real estate (deals in $10 million – $50 million range) and those firms that structure JV partnerships with local operators. We also eliminated one-hit wonders, those firms that only launched one offering in 2016.
